How a gravity-fed hot-water system works

Cold water storage tank in the loft

Supplies the cylinder and creates the gravity head for hot water.

Cold feed

Carries stored cold water down to the cylinder.

Hot water cylinder

Stores the domestic hot water used at baths, basins and taps.

Hot water outlet

Carries hot water out to the home’s outlets.

What the cylinder does

The water stored inside the cylinder is the domestic hot water used at taps, basins and baths. On an indirect cylinder, a separate heating circuit passes through an internal coil to warm the stored water. The two waters do not normally mix.

An immersion heater can also heat the stored water electrically. That combination is why a problem can sometimes be with the cylinder, its pipework, its immersion-heater arrangement or the separate cold-water storage tank—not simply one visible component.

The focus here is the domestic cylinder and tank installation. If an issue is within a gas appliance, Flow Right Plumbing will not carry out gas boiler repair work.

Cylinder faults explained clearly

Hot water cylinder repairs

A cylinder fault does not always mean a whole-cylinder replacement. We first look at where the problem is, what can safely be assessed, and whether a repair or replacement is the sensible route.

Leaking copper cylinders and weeping pipework connections

No hot water or an immersion heater that is no longer heating

Slow recovery, airlocks and poor hot-water flow

Cylinder thermostats, controls and accessible valves where applicable

Ageing, corroded or visibly deteriorating cylinders

Suspected internal coil faults that need the installation assessed

Does a leaking cylinder always need replacing?

No. A leak from external pipework, a fitting or an immersion-heater connection may sometimes be repairable. If the copper cylinder body itself has perforated or split, replacement will normally be required. A failed cylinder body is not something to rely on a temporary patch for.

When replacement is the right answer

Hot water cylinder replacement in Ashford

Where a vented copper cylinder has failed or is beyond economical repair, Flow Right Plumbing can assess an appropriately sized replacement. The exact work depends on the existing cylinder dimensions, access, pipework and the parts already fitted.

Isolating and draining the existing installation

Removing and disconnecting the failed cylinder

Fitting the replacement and adapting pipework where needed

Reconnecting the cold feed, hot outlet and cylinder-side connections

Reconnecting or fitting an immersion-heater arrangement where applicable

Filling, testing and checking for leaks and correct operation

No generic cylinder-replacement price: a few photos help us assess the installation, dimensions, access and pipework before a fixed price is agreed.

Tell us what you can see

A photo of the whole cylinder and any visible staining, water or pipework is more useful than a close-up alone. If there is a label, include that too.

The complete cylinder and cupboard space

Pipework around the cylinder and any visible leak

The cylinder label, if it is readable

Loft access if a tank replacement may be involved

Loft tanks and stored-water systems

Cold water storage tanks & loft tanks

Many traditional Ashford homes have a cold-water storage cistern in the loft. It can supply the hot-water cylinder and provide the water head for gravity-fed hot-water services. Coffin-style and rectangular tanks are often used where loft space or access is tight.

Leaking, split or damaged storage tanks

Overflowing tanks, worn float valves and incorrect water levels

Constantly running inlet valves or debris affecting the valve seat

Missing lids, poor insulation and ageing tank fittings

Inadequate support beneath a full tank

Replacement planning where loft-hatch access is restricted

Cold water storage tank replacement

A tank replacement is planned around the available loft space, the practical access route and the supporting platform. Flow Right Plumbing can deal with the plumbing installation; any major structural carpentry or loft alteration sits outside our scope.

Isolating and draining the old tank

Selecting a replacement that suits the space and access

Fitting an appropriate lid, float-operated inlet valve and overflow connection

Reconnecting outlets and renewing accessible service valves where appropriate

Fitting suitable insulation and filling/testing the installation

Why is my loft tank overflowing?

An overflowing loft tank does not automatically mean the ball valve is faulty. A worn or badly adjusted float valve is common, but a failed float, debris in the inlet valve, an incorrect water level or water moving between connected parts of the system can also be involved.

For safe first checks and help identifying the source of an outside overflow, read our overflow pipe guide .

Could the hot-water cylinder be involved?

It is possible on an indirect-cylinder system. If the internal coil becomes perforated, water may pass between systems that should be separate. When their static water levels differ, the smaller header tank can keep filling and eventually discharge through its overflow. That is one possible diagnosis—not the explanation for every overflow.

Signs you should get the system checked

Water dripping from an overflow outside

Water constantly entering a loft tank

Green staining or corrosion around a copper cylinder

Damp insulation or water beneath the cylinder

An immersion heater that no longer heats

Hot water running out unusually quickly

Unexplained changes in the tank water level

Strange hot-water colour or a visibly deteriorating tank

Send us a few photos first

Many cylinder and tank enquiries can be initially assessed from photographs or a short video. It helps us understand likely parts, cylinder size, access issues and what needs checking. It does not promise a complete remote diagnosis for every fault.

Frequently Asked Questions

Why is my hot water cylinder leaking?
The leak may be from nearby pipework, a fitting, a valve or an immersion-heater connection. Those issues can sometimes be repaired. If the copper cylinder body itself has perforated or split, replacement is normally the sensible long-term answer.
Can a copper hot water cylinder be repaired?
External joints, connections and accessible fittings may be repairable. A failed cylinder body should not be treated as a patch-repair job; a perforated or split copper cylinder will normally need replacing after the installation has been assessed.
How long does a hot water cylinder last?
It varies with the cylinder material, installation quality, water conditions and maintenance. Signs such as corrosion, green staining, recurring leaks or a failing cylinder body are more useful than age alone when deciding whether replacement is appropriate.
Why is water coming from my overflow pipe?
An overflow may be caused by a float valve that is worn, incorrectly adjusted or obstructed, but it can also indicate another issue in a connected system. The source needs checking rather than assuming the valve is always at fault.
Why does my loft tank keep filling?
A faulty or incorrectly set inlet valve is common. Other possibilities include a failed float, debris in the valve, an incorrect water level or water moving between connected parts of the installation. A photograph or short video can help narrow it down.
Can a failed cylinder coil cause an overflow?
It is one possible diagnosis on an indirect-cylinder installation. If an internal coil perforates, water can pass between systems that should be separate. Where static water levels differ, that movement can contribute to a smaller header tank continually filling and discharging through its overflow. It is not the cause of every overflow.
Can you replace a cold water storage tank in a loft?
Yes, subject to the tank size, access, pipework and condition of the supporting platform. A replacement has to suit the available loft space and pass through the loft hatch or another practical access route.
What happens if the new tank will not fit through the loft hatch?
Modern replacement tanks come in different shapes and dimensions, including rectangular coffin-style designs. We assess access before recommending a replacement. Major loft alterations or structural carpentry are outside Flow Right Plumbing's scope.
Can you replace an immersion heater?
An immersion heater and its associated cylinder-side work can be assessed as part of the hot-water installation. Send a clear photo of the cylinder and any visible labels so the arrangement can be understood before the next step is agreed.
How do I know what size hot water cylinder I have?
A label may show the capacity, but dimensions, pipe positions and the available cupboard space are also useful. A full photo of the cylinder plus a tape-measure photo where practical helps with an initial assessment.
Should I replace an old copper cylinder?
Not always. A sound cylinder with a repairable fitting fault may not need replacement. If the cylinder body is corroded, perforated, split or repeatedly leaking, replacement is normally the more reliable option.
Can you diagnose my cylinder from photographs?
Photographs often help identify the cylinder type, visible connections, likely access issues and what further information is needed. They cannot guarantee a diagnosis for every fault, but they are a useful first step before arranging attendance.
